Lots that sold recently on Bragg St in Ashford Park Brookhaven, Atlanta

One of my clients called me the other day and asked what a few lots had sold for around the corner from him. I get calls all the time from people in Ashford Park and other Brookhaven neighborhoods asking what homes have sold for, so I thought I would write a quick Blog post and list some recent sales. My plan is to do this regularly.

If you have driven by the corner of Skyland Drive and Bragg Street you will notice the huge pile of dirt that is being dug out for a basement. This is one of the lots that was previously owned by Pace Homebuilders. I originally introduced Pace Homebuilders to Ashford Park and they built the first 2 homes in the neighborhood; one on the corner of Skyland and Duke and the other one just East of that house. When they sold in Spring 2006 for $709,000 and $684,000, they were the highest priced homes in the neighborhood.

Of course, many more builders were taking advantage of the hot market, and we have seen prices in the neighborhood sell over 1.2 million.

But this post is about the lots/homes that were bought in order to build a new larger home.       

Here are the three that sold on Bragg Street in Ashford Park recently:

.                                                                                                                                    1879 Bragg previously sold for $205,000 in 2006 and was torn down, but the builder never built anything due to the downturn in the market 

The good news is the lots have sold at a low enough price, that the additional cost of building a new home it is much more affordable when you add the two together. People are able to get a decent priced new home while customizing it the way they want it.  I see this as a positive sign for our area, as more families that stay in the neighborhood and send their children to our schools, the better chance we have a stablizing home values.
